RESIDANCES
COOPERATION AGREEMENT
In order to keep our By Laws free of questionably enforceable rules and regulations, and in a spirit of cooperation, knowing that friendli= ness and cooperation between residences of Las Fuentes, influences the value of = our homes and property, and where as the value of each home is contingent on the maintenance of that home and the surrounding properties, streets and common areas, and because the availability of reliable water, sewer and electricity also influences the value of each property, we, the residences of Las Fuent= es, in this spirit of mutual cooperation, agree as follows;
1. &nb= sp; Not to enter into any Commercial enterprises such as restaurants, stores, the raising of livestock, etc within Las Fuentes without the approval of a majo= rity of residences.
2. &nbs= p; To be responsible for maintaining the areas between our property and the street and keeping such areas free of construction material, debris and vegetation that may interfere with power lines, other utilities or use of the sidewalk= s.
3. &nbs= p; To endeavor to maintain our home and yard, so as to be a complement to the community.
4. &nbs= p; To, when physically possible, visually shield from the street and neighbors, R.= V.s, trailers, mowers, TV dishes, etc. to maintain the aesthetics of the communi= ty.
5. &nbs= p; To take care that any new construction, additions or landscaping will not substantially obstruct the view of our neighbors.

7. &nbs= p; To provide renters a copy of this agreement, the By-laws and instructions to a= bide by them.
8. &nbs= p; To, when possible, establish a minimum of two off street parking spaces to keep streets clear and aesthetically appealing.
9. &nbs= p; To not park R.V.s, Travel tra= ilors, etc. on the street or common areas for more than 7 days without special permission of the Board.
10. &nb= sp; To not to mix cement in the streets as this leaves a permanent stain and to cl= ean all visible construction refuse form the street or any common area utilized during construction.
11. &nb= sp; To utilize the underground utilities for any permanent construction and to do = no construction within one meter of the street in the area provided for utilit= ies.

13. &nb= sp; Because it is less expensive to have water trucked in to replenish pools and using = Las Fuentes water for pools is a waste, shortens the life of the pump and substantially increases Los Fuentes power consumption, I shall use only min= imum Las Fuentes water in my pool to compensate for evaporation.
PETS
14. &nb= sp; Residences acknowledge that pets can be either a comforting addition to a community or= an annoying nuisance. Because of the effect this can have on the camaraderie in our community, I shall take care that my pets are under my control at all t= imes and not in any way offensive to my neighbors.

17. &nb= sp; In order to prevent animals from distributing trash all over the community I w= ill utilize the available trash containers, or other wise secure my trash until picked up.
